Victor Planning and Zoning Commission Downzones Application Request
In the continued public hearing for the Birch Crossing annexation and rezone request, Victor's Planning and Zoning Commission (PZC) recommended approval for the annexation and assigned a recommended zoning of RS-7 - a vast decrease in density from the developer's request for RM-1, RM-2, and RS-7 in order to create 172 units on 10 acres. The decision, unanimously approved by the PZC, was a great move for Victor as it aligns with Envision Victor goals and preserves our community character.
After initially discussing the application on March 29th, the PZC asked the developer to rework their application to fit within RS-3 and RS-7 zoning. However, the application presented by the developer at the April 15th meeting still held the ask for RM-1 and RM-2 zoning - with only a 14 unit decrease. PZC listened to community comments before their second round of deliberations. They dove into the details of how this development might work within the surrounding zones before ultimately recommending that the entire parcel be zoned RS-7 to best fit within Victor and accommodate the annexation request.
PZC's recommendation for one zone - RS-7 - works to ensure that high density is kept away from Victor's outskirts and doesn't overburden surrounding neighborhoods with increased traffic. This application may now be headed to Victor City Council for a final decision.
Sweet Hollow Farm's Neighborhood Meeting
Sweet Hollow Farm invites neighbors and the community to their farm tomorrow, Thursday April 23 at 6pm, to discuss their land use application scheduled to go before Victor Planning and Zoning on May 21, 2026. Jonah and Hannah, farm owners, are requesting a Conditional Use Permit (CUP) and reallocation of zoning to support their small farm and operations. In response to community feedback received, they have slowed their application process to address concerns and will be open to Q&A tomorrow. They will present their proposed updated and enforceable guardrails on their CUP application. Their intent is to remain a part of the Mountainside Village HOA to ensure the future of the property aligns with and preserves the character, quality, and long-term value of the Mountainside Village community. Their original application materials can be found here. The updated CUP memorandum is not uploaded to their folder yet, but will be available during the meeting tomorrow on the farm.
