The Scenic Corridor and southern entrance to Driggs is on the chopping block. With 8 subdivisions pending in this area alone, the impacts that would come with this scale of development, in this location, are extraordinary. If these subdivisions are approved as currently proposed - under the old 2.5-acre zoning code - it could mean 249 lots, with 498 homes. Individual wells, individual septic systems, more traffic and more construction vehicles would engulf the open and pristine entrance to Driggs that we all love and value. Once its gone, it's gone forever.

 

We all know this area south of Driggs is special. It is one of the last intact swaths of active agricultural land. The value of this gorgeous gateway is well recognized in the current zoning code, which gives this area its own unique zoning designation of Rural Residential 20-acre average density. No other area in Teton County has this designation, which highlights the preciousness of this City→Country transitional border that has existed for over a century now.

Trestles Subdivision Revised - Preliminary Plat - 64 Lots/216 Acres

One of the largest subdivisions proposed for the 2000 S area. This proposal depends on Wildflower Reserve being approved because of legal access and is within the Scenic Corridor Overlay. View application materials HERE.

Wildflower Reserve - Prelim Plat Hearing

24 Lots/64 Acres

Another large subdivisions proposed for the 2000 S area. This proposal depends on Trestles being approved because of other lack of other legal access, and is within the Scenic Corridor Overlay. View application materials HERE.

Dorothy Gayle Ranch Preliminary Plat Hearing - 16 Lots/40 Acres

Located ~1/5 miles Southwest of Tetonia, this parcel is directly South of the Eustuchy-Wysong pending subdivision and East of the Greenback pending subdivision, which borders an 80 acre conservation easement. It lies within the Big Game Migration Corridors & Seasonal Range Overlay.  View application materials HERE.

Tod Lea Subdivision - Preliminary Plat Hearing  - 8 Lots/26 Acres

Located E 5000 South near the Eastern Foothills - within the Bear Conflict Zone. View application materials HERE.

Hunnidale Farms Subdivision - Concept Hearing - 2 Lots/60 Acres

North of Tetonia with Badger Creek running through it, this parcel is located in Sharp Tail Grouse Breeding Habitat, Big Game Migration Corridors and Seasonal Range, Songbird/Raptor Breeding and Wintering Habitat overlays, and the Bear Conflict Zone. CONTINUED from 7/24

Proposed 6 lot subdivision on 20 acres located off E 4000 N in the Wetlands & Waterways overlay, floodplain, Big Game Migration Corridors and Seasonal Range. BOCC moved to continue this hearing to obtain additional information from the applicant regarding configuration of some lots to accommodate county road requirements, and to consider building envelopes in the northern part of each lot to mitigate wildlife impacts.
