This massive multi-unit development proposal is currently landlocked and would rely on other private subdivisions or newly built roads for connectivity. The people and cars alone would bring enormous impacts to our roads, our water and sewer systems, and our neighborhoods. Read our comment letter HERE.
PA24-5 Sweetwater Ranch Phase 1
43 LOTS + HANGARS
This proposed plat amendment abuts the Live Oak Springs (above) development proposal AND another application currently in the application process - CUP 24-2 Sweetwater Ranch Phase 1 (a subdivision seeking to add an additional 130 units/24 buildings). This amendment would re plat 16 lots to 43 lots - each with airplane hangar space. The traffic study included in the application materials suggest:
• Widening 2500 North at ID 33 to include a right turn lane by 2030.
• Installing a traffic signal at 2500 North and ID-33.
We think these three proposals should be looked at together to assess the cumulative impacts.

JC Ranches - Preliminary Plat Hearing - 25 Lots /80.31 Acres
It’s been 2+ years since concept was approved! This parcel, located near Tetonia, has Leigh Creek canal running through the center. It is within the Wetlands & Waterways Overlay and the applicant’s own Natural Resource Analysis (NRA) concludes that there may be negative impacts on indicator species because of habitat loss. The study suggests that mitigation to help alleviate some of the pressures, like clustering of lots, more open space, better building envelope locations. When the application was submitted it was zoned A/RR 2.5, currently it is zoned LA-35.
